  • Social Media nuggets for your (commercial) real estate business!

    Hi Everyone! Since I had a lot of requests from last week’s group coaching calls to post my segment on my blog, and here it is! One of the best things that I took from the Mega Partnering event in Chicago (megapartnering.com), was Francis Ablola’s social media session. If you guys have seen one of my first initial vlogs, I had uploaded my first interview with Frank, back in the day, and let me just say, not only is Frank a fabulous social media coach, his presentations get better and better, packed full of great tips, for all types of audience, whether you’re a beginner at this or looking for advanced tips, there’s HUGE value in what Frank presents. So, let’s get to it, shall we!?!

    This first part is a quick review of Frank’s first presentation from Mega Partnering back in February 2011; still some amazing stuff:

    The best way to get started if you’re looking for any type of online presence. If you do not have a website yet, this is the best site to start one….for free!

    2. knowem.com -
    This site gives you the ability to set up website presence on multiple sites; this kinda goes hand in hand with protecting your brand….

    3. animoto.com -
    One of my fave sites: let’s you create photo and video slide shows. You can use it at the free level; I found that for $30/year, you get a lot more.

    4. textbroker.com -
    This site allows you to create articles for as little as 2 cents per word – imagine that! Great deal, if you’re looking for more web presence and building credibility, because they have writers who can create fast articles on the subject of your choice at a fairly great bargain!

    5. createspace.com -
    This site allows you to create a book or other form of online media presence; this is what Frank says one of the greatest tools for building credibility.

    6. Last on this list…
    fiverr.com -
    Frank’s fave (and mine as well!). Hire someone to do anything and everything for as little as $5 bucks! From creating a singagram to social media projects, there’s nothing that’s impossible on this site!

    Now it’s time for the recent stuff, the good stuff that I took away from at mega partnering in Chicago.

    Once you have a website, use wix to take your site to the next level by using flash-based online sites, using their templates for free!

    2. pagemodo.com -
    Here, you can set up to 3 facebook fan pages. So for those of you who like to have a seperate facebook business page, be sure to check this site out!

    3. unbounce.com -
    If you’re looking for a site to do autoresponders, squeeze pages, landing pages, this is the site for you! Here, it’s all about capturing lead generation.

    4. tinyletter.com -
    Let’s you create online newsletters. Yet, another great way for building credibility.

    5. tadalist.com -
    It’s about getting things done and this site not only allows you to create simple to do lists, but it let’s you share your lists among co workers, friends, family, whomever you may wish, all for free!

    6. ning.com -
    The idea here is to create a page similar to facebook. Try it out for free or for a low monthly subscription.

    Always wanted to be on tv? Well, here’s your chance to create FREE online tv shows.

    So, there it is, the latest and greatest stuff on social media. So, here’s my challenge to you guys. Take these great nuggets and give them a shot at what they’re all about.   • Commercial Real Estate Independence Day Part I

    Hey Everyone…how is your independence Day for 2011 so far?! Coming to you all the way from Charleston, SC…it doesn’t get anymore patriotic than this…& while everyone’s grilling or cooking out (depending on what side of the coast you are one!), I’ve gotta sneak in talk shop somehow! So here we go!

    What a great inverview with the friendly loan shark, Dave Zorich…actually, Dave is no shark when it comes to servicing your commercial real estate loan…we are talking in particular about self storage loans…yes, remember those?!! They are almost non-existent…well, watch out, because Dave is a shark when it comes to finding you the right self storage loan or commercial real estate loan…& now they have added SBA loans for self storage facilities…pretty exciting stuff….always the latest & greatest on commercial real estate & the loan strategies that working in today’s self storage investment world…check Dave Zorich out at www.thebscgroup.com!

    One of the greatest quotes I’ve heard…and this one is from Mike Collier from www.getrichsteady.com….#1 business coach in his circuit, with 35 years of experience in the industry, among marketing and branding as well as performing corporate turnarounds…Mike has done it all. He does have a favorite hat though: entrepreneurship! Yes, indeed, something that we can ALL relate to tonight, whether we are in the real estate industry or not, as entrepreneurs, we can all appreciate some GREAT nuggets on networking effectively (without technology!) & developing an impactful elevator speech.

    What are some of the nuggets that Mike passed along this evening?

    3 Things to keep in mind when creating your elevator speech:
    > WIIFM: What’s in it for me? In other words, what’s in it for them….not making your elevator speech self serving, all about you, would be huge…focus on what your audience is looking for & less on you…
    >> Create curiosity – create enough teaser material that the audience wants you to to continue to elaborate after you have pitched your elevator speech.
    >>> Place them in your business or with your sales product, as if they are already your client, when possible

    5 Things to look for when evaluating a business opportunity/partnership/alliance:
    > Hidden Assets
    >> Overlooked Opportunities
    >>> Underperforming Activities
    >>>> Undervalued Relationships
    >>>>> Underutilized Distribution Channels

    ……..It’s not about closing a transaction, it’s truly about relationship selling: it’s a process, not an event; we don’t look at everybody as a customer, not as a commodity…..but rather a relationship. There is no substitute for 1 on 1 human contant…hence, with all the technology that we have, relationships can never be replace the real deal…according to Mike…opportunities walk by us EVERY DAY; it’s whether or not we act upon it or not.

    Behind every SUCCESSFUL speaker, is the mastermind of their successes and growth…

    Even though Mark Anthony does not consider himself the genius behind the seamless, confident, motivating speaker up on that stage before the hundreds of audiences, whether it is in the real estate speaker circuit, internet marketing, social media, health industry, there is accountability behind those great successes that speak before us.

    No matter what industry we are in, behind every great successful ENTREPRENEUR, lies an AMAZING THE “Coach of Coaches”, such as THE Mark Anthony Bates.

    What a fantastic feeling it is to be hanging out with Mark Anthony on this amazing day in April, right in California’s capital: Sacramento.

    Where do we begin? It is easy to talk about attending seminar after seminar & slamming coaching programs & software programs in our armory of investing tools….but there it is really the action that backs up the intention, according to Mark Anthony, because without action, talk is cheap.

    The core question is this: What are you doing to back up the real estate seminars that you are attending, the coaching programs that you have paid for…..that is, where actions speak louder than words; being able to take this to the next level….whether it is following & listening to what your coach is saying, implementing the strategies that they teach at the bootcamps, or following up with the connections that you made at the seminars…..you need to be accountable for the responsibilities that fall behind every intention.

    So before you travel to that next seminar, please ask yourself, what tools do you have at home that will propel you to the next level in your real estate business or hold you accountable to attain that the goal that you set yourself for when you made that resolution back in the beginning of 2010…four months later…with the great & amazing real estate market where it is at & the abundance of opportunities that we have before us…there is ENOUGH for everyone at the table!
