    Hi Everyone! Since I had a lot of requests from last week’s group coaching calls to post my segment on my blog, and here it is! One of the best things that I took from the Mega Partnering event in Chicago (megapartnering.com), was Francis Ablola’s social media session. If you guys have seen one of my first initial vlogs, I had uploaded my first interview with Frank, back in the day, and let me just say, not only is Frank a fabulous social media coach, his presentations get better and better, packed full of great tips, for all types of audience, whether you’re a beginner at this or looking for advanced tips, there’s HUGE value in what Frank presents. So, let’s get to it, shall we!?!

    One of my fave sites: let’s you create photo and video slide shows. You can use it at the free level; I found that for $30/year, you get a lot more.

    This site allows you to create articles for as little as 2 cents per word – imagine that! Great deal, if you’re looking for more web presence and building credibility, because they have writers who can create fast articles on the subject of your choice at a fairly great bargain!

    5. createspace.com -
    This site allows you to create a book or other form of online media presence; this is what Frank says one of the greatest tools for building credibility.

    Frank’s fave (and mine as well!). Hire someone to do anything and everything for as little as $5 bucks! From creating a singagram to social media projects, there’s nothing that’s impossible on this site!

    Let’s you create online newsletters. Yet, another great way for building credibility.

    It’s about getting things done and this site not only allows you to create simple to do lists, but it let’s you share your lists among co workers, friends, family, whomever you may wish, all for free!

    The idea here is to create a page similar to facebook. Try it out for free or for a low monthly subscription.

  • A spooktacular Halloween MEGA weekend

    Imagine a hotel banquet room filled with , let’s say, just shy of 2 dozen round tables, each with 10 chairs. Then imagine a cow bell going off every 15 minutes. Before the awful siren of the bell, this grand meeting room is roaring because you have about a little under 2 dozen real estate coaches, one at each table, presenting their chosen topic to a crowd of students, absorbing a tremendous amount of information, in an intense short lease of a time frame. Then imagine the bell going off, and the coach quickly wraps up, gathers all their handouts and name tag, and swiftly wisks off to the next table of hungry real estate knowledge driven students.

    Actually, it would not be surprising if you got exhausted, just reading the paragraph above. Welcome to the coaches’ speednetworking event, on Day 1, of this 4 day Mega Partnering event (MegaPartnering.com). For the next 4 hours, we talked and taught, pretty much nonstop, except for one measly break, that seemed to have flown by in time at that moment. What started out at a leisure 15 minute-increment presentation, soon got chopped down to 10 minutes, and then finally, to desperately finish in the nick of twelve o’clock noon, got chopped down further to a hasty, down and dirty 5 minutes, in which we coaches literally ‘showed up and threw up’! By the time, I got to the last table, the students’ eyes were glossed over, some with a daze out into space, while others were just nodding their heads, probably not knowing what was being taught at the moment, but just nodding anyways.

    My topic for that speed networking event was on direct mail marketing using handwritten letters and postcards. We all had our own handouts; some coaches had everything written down for the students; some had fill-in-the-blank strategies. As for mine: it was all visual, baby; I provided them with visual samples and as for as the content went, it was all in my notes and not one word typed out on paper. At the end of what seemed to be like a herd of students with the coaches being the sporadic sheep thrown into the bunch, it was quite an exhausting experience. Nevertheless, it was such a worthwhile experience, because I truly enjoyed teaching and spreading the knowledge of valuable nuggets of information that these grand students can take with them and implement what we coaches taught, and apply them to their real estate business, whether it’s commercial or residential.

    Overall, this session was probably one of the best nuggets that I took from the Mega Partnering event this past weekend. One thing’s for sure: I will definitely remember what I did for Halloween in 2011 because it wasn’t your typical Halloween celebration with wild and crazy costume parties; instead, it was about one giant, spooktacular networking event, where celebs such as New York city’s former mayor Rudy Giuliani, the inspirational Nido Qubein, or ABC’s hot television host of the Secret Millionaires star, James Malinchak, stopped by to give amazing presentations that will inspire and motivate our lives and improve our businesses indefinitely.

    Happy 4th of July 2011 everyone! Coming to you live from Charleston, South Carolina where the weather is a breezy hot 90 degrees with a ton of history & great architecture…it doesn’t get better than this on this patriotic day for the USA!
    Last week, we had the great pleasure of speaking to Bob McNeely, one of my greatest friends & mentors, hands down…with Bob’s quite impressive resume, who wouldn’t want to be coached by Coach Bob?! He’s got it going on, with over 50 SFR’s with a 32 unit apartment complex & in house property management & construction & rehab, not including his heavy involvement in mobile home parks…& now, Bob’s doing real estate syndications…his latest & greatest project: Shiloh Gardens, an apartment home for the 55 + community in Ohio, where most of Bob’s deals are now. We’ve got quite an education when it comes to raising money for syndications, as opposed to partnering & joint ventures…it’s really out with the same ol’ same ol’ & in the with the latest & greatest that the trend that’s here to stay & working successfully in your real estate industry: real estate syndications. Yes, a monstar all by itself, real estate syndications are preffacing now as today’s preferred strategy in terms of using OPM (other people’s money). And no one better than Bob to enlighten us with his knowledge & experience on this complex subject matter that’s funding commercial real estate deals all over the states….Happy Independence Day, everyone & enjoy meeting Bob McNeely!

    We had such a great group coaching call tonight….partly because of the topic, which is self directed IRAs…..but mainly because I had Kaaren Hall as my guest on the call.
